How does an auction work?

An auction is a public sale where properties or goods are sold to the highest bidder. Here's a simplified overview:

  • Properties or goods are showcased and marketed to potential bidders.

  • Bidders register and receive a unique bidding number.

  • The auctioneer opens the bidding, and bidders raise their numbers to place bids.

  • The highest bidder wins the property or goods, subject to meeting the reserve price (if applicable).

For a detailed explanation of our auction process, please review our Rules of Auction.

Why Auction?

In South Africa and globally, voluntary property auctions have become increasingly popular. And for good reason! Auctions offer the fastest and most transparent way to sell property, turning goods into cash quickly and efficiently.

FAQ

What types of auctions does Vincerò Auctioneers offer?

We offer auctions for property and movable goods and may be presented live onsite or virtually, online. Check respective listings for the applicable modes.

Does Vincerò Auctioneers operate legitimately in South Africa?

Vincerò Auctioneers is registered in South Africa as a private company, is tax compliant, and is registered with South African Institute of Auctioneers (SAIA) and the Property Practitioners Regulatory Authority (PPRA). Vincerò Auctioneers holds a valid Fidelity Fund Certificate (FFC) and the CEO is a registered and licensed real estate property practitioner in her own right (i.e. practicing real estate agent).

What are the advantages and disadvantages of buying a property at an auction?

Buying a property at auction has its perks, but also comes with some challenges. Here's a breakdown:

Advantages:

Speed of the process: Auctions are fast-paced, and once you win the bid, the transaction can be completed much quicker than a traditional sale.

Potential for a bargain: Properties at auction can sometimes sell below market value, offering you a great opportunity to secure a property at a competitive price.

Disadvantages:

Upfront costs: You must have immediate access to funds to pay the deposit, usually on the day of the auction.

No guarantees on property condition: Properties are sold "as is," meaning you won’t always have a clear picture of their condition. Repairs or hidden issues could end up being costly.

It’s crucial to weigh these factors carefully before bidding to ensure the auction process fits your financial situation and risk tolerance.

How do I participate in an auction with Vincerò Auctioneers?

To participate in our auctions, you must register before the auction starts. Please look for the registration link on every listing. Read the Rules of Auction and Auction Guidelines before bidding as every bid is a contractually binding agreement between the buyer and the seller.

What are the Rules of Auction for Vincerò Auctioneers?

We have documented Rules of Auction as well as Auction Guidelines for both onsite and online auctions available on our website for perusal. Do not place any bids unless you understand the process and agree to the rules.

What fees are associated with buying a property at a Vincerò auction?

When purchasing a property at auction, several fees may apply. Here’s what to expect:

1.     Auctioneer's Commission: A 10% commission on the final sale price, plus VAT. This fee is payable by the buyer and will be detailed in the auction terms.

2.     Transfer Costs: These are calculated based on the property's final sale price and are handled by the appointed conveyancer. You’ll receive a quote from the conveyancer outlining these costs, which are similar to those in traditional property transactions.

3.     Bond Registration Costs: If you’re taking out a mortgage to finance the purchase, bond registration fees will apply. These costs depend on the amount being financed and are payable to the bond attorney managing your home loan registration.

4.     Rates, Taxes, and Utility Bills: In some cases, the buyer may be required to settle the seller’s outstanding rates, taxes, and utility bills (such as water and electricity). This varies by auction, so check the specific terms in your Bidder's Pack to confirm whether this responsibility falls on you.

Finally, be sure to review the Rules of Auction carefully before participating. They contain essential details about the process, conditions of sale, and other obligations that you should fully understand before bidding.

FAQ image

Will I get a refund for my registration fee if I don’t purchase anything at a Vincerò auction?

Yes, if you don’t make a successful bid or purchase at one of our auctions, your registration fee will be fully refunded. No strings attached!

FAQ image

What happens to my registration fee if I win the bid at a Vincerò auction?

If you are the winning bidder, the registration fee will be applied toward the Buyer's Premium, which is 10% of the final sale price plus VAT, payable at the fall of the hammer. If the registration fee does not cover the full amount of the Buyer's Premium, you will be required to pay the outstanding balance immediately.

What are some tips for successful bidding at an auction in South Africa?

To increase your chances of success when bidding at an auction, preparation and strategy are key. Here are some essential tips to help you come out on top:

Do Your Homework: Thoroughly research the property before auction day. Review the property's condition, location, market value, and any legal issues, such as outstanding rates or taxes. The auction house typically provides a Bidder’s Pack with essential details — read it carefully.

Inspect the Property: Always attend a property viewing, if available, or arrange a professional inspection. Properties at auction are sold "as is," so understanding the condition can save you from unexpected repair costs.

Secure Financing in Advance: Make sure your finances are in place before bidding. Whether you are paying cash or securing a bond, ensure you can cover the deposit (typically 10-15%) immediately after winning the bid. Pre-approval for a bond is a smart move if you're not paying in full upfront.

Set a Maximum Bid and Stick to It: Determine the absolute maximum you’re willing to pay and resist the temptation to bid emotionally or get caught in the heat of the moment. Auctions can move fast, and it’s easy to overbid if you're not disciplined.

Budget Beyond the Hammer Price: Remember, the sale price isn’t your only cost. Factor in the Buyer’s Premium (usually 10% + VAT), transfer fees, bond registration fees (if applicable), and potential repairs or renovations. Knowing the full financial picture will keep you from overextending yourself.

Attend Auctions as a Spectator First: If you’re new to auctions, consider attending a few as an observer before participating. This will help you get familiar with the pace, bidding style, and atmosphere, reducing pressure when it's your turn to bid.

Stay Calm and Collected: Bidding can be intense, but it’s crucial to remain calm. Stick to your strategy, don’t get swept up by the excitement or competing bidders, and make rational decisions. Staying composed helps prevent overbidding beyond your planned budget.

Read the Auction Rules Carefully: Every auction has its own set of rules. Understand the specific terms for the auction you’re attending, including deposits, payment deadlines, and conditions of sale. This will ensure there are no surprises post-auction.

Understand the Legalities: In South Africa, auctions are legally binding. Once the hammer falls, you are committed to purchasing the property, so make sure you are 100% ready to proceed.

Bonus Tip: Get Professional Advice

If you’re uncertain about the process or a property’s value, consider hiring a property consultant or lawyer who specializes in auctions to guide you. This is particularly important if you’re new to auctions or making a significant investment.

By being well-prepared, calm, and strategic, you can increase your chances of securing a great deal while avoiding the pitfalls of overbidding or unexpected costs.

Is an auction subject to confirmation or the fall of the hammer? What’s the difference?

In South Africa, property auctions can either be subject to confirmation or sold upon the fall of the hammer. Understanding the difference between these two types is essential before bidding.

1. Auctions Subject to Confirmation: Common for immovable property auctions (like residential, commercial, or agricultural land). After the auction, the seller has a set period—typically 2 to 3 days, depending on the auction terms—to decide whether to accept or reject the highest bid. The sale is only finalized once the seller confirms it. Movable assets of significant value (such as high-end vehicles or machinery) can also sometimes be subject to confirmation. If the seller does not confirm the sale within the allotted period, the transaction does not proceed, and any deposits paid by the buyer are refunded.

2. Auctions Sold at the Fall of the Hammer: Automatically sold once the auctioneer's hammer falls, meaning the highest bid immediately secures the sale. No further approval or seller confirmation is needed. The sale is legally binding as soon as the hammer falls. This type of auction is often used for movable assets or lower-value items where the seller is prepared to sell immediately to the highest bidder.

Key Difference: Confirmation auctions give the seller the right to review and approve the final bid, whereas with the fall of the hammer auctions, the sale is finalized on the spot without any further approval needed from the seller. Knowing the type of auction you’re participating in helps you plan ahead and manage your expectations. Always read the Rules of Auction to understand whether you’re bidding on a property subject to confirmation or being sold at the fall of the hammer.

The Birth of Vincerò Auctioneers

OUR STORY OF ORIGIN

In the humble year of 1929, under the golden skies of Groblersdal, Johannes Nell was born into modest beginnings. The son of a struggling farmer, Johannes spent his early years tending the dry soil and gazing out over the veld, his heart heavy with longing for a life that seemed out of reach. But even as a boy, Johannes carried an unshakable dream — a vision of better days, not just for himself but for generations yet to come.

At 16, with little more than a satchel and an indomitable spirit, Johannes left the only home he had ever known. He walked dusty roads toward opportunity, sustained by an unwavering belief in education and self-improvement. Through relentless toil and countless sleepless nights, Johannes earned his keep through a military career. Books became his lifeline; each one was a beacon guiding him toward a life of purpose and possibility.

In time, Johannes turned into a man of quiet wisdom who instilled in his children the same love for learning and the unrelenting pursuit of excellence.

His daughter, Alta Nell, grew up listening to tales of his sacrifice and grit, and her heart swelled with pride for the legacy he had built. She devoured the books he used to rebuild his mind, their spines worn from years of use, finding in them a kindred spark.

It was Alta who, as an adult, passed this legacy of learning and dreaming on to her daughter, Kimberley. Together, the mother-and-daughter duo spent countless evenings on their cozy porch, pouring over business guides, mindset manuals, and tomes of history. Their laughter would fill the night sky as ideas and ambitions fuelled each other's dreams. Their shared passion for beauty, history, and storytelling blossomed into something greater — a desire to connect others with treasures that carried meaning and soul.

Alta and Kimberley took the courageous step of transforming their passion
into a purposeful venture. Driven by the enduring legacy of Johannes, and with
the full support of their mother and grandmother, Anna Nell, they embarked on a
journey that would give birth to Vincerò Auctioneers. It was Anna's relentless
support and unwavering faith that fuelled their dreams — without her, Vincerò
Auctioneers simply wouldn’t exist.

Alta and Kimberley based the name “Vincerò Auctioneers” on the Italian word
for “I will win,” a testament to this family’s shared belief in perseverance and triumph! They built their brand as a celebration of legacy, elegance, and the enduring beauty of the past.

Today, Vincerò Auctioneers is more than an auction house; it is a tribute to
Johannes and Anna Nell’s character, their dream of a better future, their
pursuit of a better life, and a place where every bid carries the promise of
new beginnings.

Together, Alta and Kimberley continue the tradition of resilience, turning stories of sacrifice into opportunities for others to hold history in their hands.

As the story of Vincerò Auctioneers continues to unfold and new chapters are written, it remains intricately woven with integrity, faith, love, determination, and an enduring belief: that every home and every unique item is a treasure, and like every dream, it is a pursuit worth undertaking.
